Where should I start when buying a home in Goa?
Start with your budget, preferred neighbourhood and how you intend to use the home. Compare the property in person, request its documents and appoint an independent Goa property lawyer before paying a booking amount.
Can an NRI or OCI buy a home in Goa?
NRIs and OCIs can generally purchase residential or commercial property in India, subject to FEMA requirements. Agricultural land, plantation property and farmhouses are excluded from this general permission. Ask your lawyer and authorised dealer bank to check your eligibility, the land classification and payment arrangements.

Have an independent lawyer examine the ownership chain, registered deeds, inheritance or succession documents where relevant, encumbrances and disputes. Match the survey details with land records and check access rights. A name on a land record alone should not replace a full title investigation.

Ask for the relevant Form I & XIV or urban property record, survey plan, land-use or zoning information and applicable conversion permissions. For a building, request sanctioned plans and the applicable construction and occupancy approvals. Your lawyer should establish which documents apply to that property.

Check whether the project must be registered with Goa RERA and review its registration, approved details and disclosed completion date where applicable. Have the agreement, payment milestones and delay provisions reviewed independently. A brochure is not a substitute for approvals.

Request an itemised estimate covering applicable stamp duty, registration charges, taxes, legal fees, brokerage and maintenance or society deposits. Tax treatment depends on the transaction and the seller, so confirm current figures with your lawyer or tax adviser before committing.
Does Ready to move mean every document has been checked?
No. It describes the stated stage of the property, not a legal certification. Confirm the applicable occupancy approval, utilities, access, title and handover condition with your advisers before purchasing.
Can I rent out a home after buying it?
Do not assume that every home can be used for short stays. Ask about applicable tourism registration, local permissions, society rules and management arrangements before buying for rental use. Rental income and occupancy are not guaranteed.

How do I choose between neighbourhoods?
